Sistematização do processo de análise viabilidade de empreendimentos habitacionais considerando questões pandêmicas da Covid-19
Abstract
When analyzing the Brazilian socioeconomic structure, it is observed that the real estate market
is co-responsible for the improvement of the population's living conditions, as it contributes to
the minimization of one of the main social problems, which is the housing deficit, which
accompanies the history of the country to the present day. It is important to reiterate that the
sustainability of real estate projects depends on prior knowledge concerning legal, economic,
financial, technical, social, political and environmental factors. The recent Covid-19 pandemic
has been responsible for several changes in different social spheres and, due to its effects, many
challenges and reflections should guide the development of future real estate products during
and after the pandemic. In this context, the main objective of this study is to propose a
systematization for the viability of the real estate product, considering the main variables and
issues related to the Covid-19 pandemic. To understand the variables related to the feasibility
process of housing real estate projects and the impact of Covid-19 on product development, a
systematic literature review and the development of a survey obtained through the application
of questionnaires, aimed at professionals involved in the feasibility process of residential real
estate projects. Based on theoretical reflections and on the respondents' perception, a
systematization of the feasibility process for real estate projects was proposed in order to assist
entrepreneurs in the quality and adherence of the final product to the customer's requirements,
with a consequent reduction in business risks
