Avaliação da planta de valores genéricos da cidade de Lins

Abstract

The great majority of Brazilian cities use Planta de Valores Genéricos (Generic Values Map) to make their sites (lands) valuable. It is really important that all the unitary values presented in this plant, must be in accordance with the values used in the real estate market. This work (paper) has the purposes of explore and evaluate the Planta de Valores Genéricos (Generic Values Map) in the city of Lins and the technical procedures that were used for its conception. It is broached too the potential use of other data sources and methodologies to make values homogeneous, besides the one traditionally used, which comprehends offers made in newspaper’s classified sections, in the real estate market and the use of the traditional methodology to make values homogeneous. It’s presented some aspects that lead to the record current state and to the evaluation system current state, and some damages originated by its delay.
