Estudo de Impacto de Vizinhança da implantação de um shopping center na zona sul da cidade de São José do Rio Preto-SP

Abstract

The evolution of studies on Trip Attractors (TAs) indicates that their impacts on the surrounding area encompass various urban issues, ranging from the transportation system to socioeconomic development. This work presents a Neighborhood Impact Study (EIV) of a shopping center located in the southern region of São José do Rio Preto-SP, Brazil. The method consisted of surveying some of the minimum issues regulated by the Brazilian City Statute, as well as additional aspects that support the study. To achieve the objectives set for the study, comparative assessment methodologies were developed between the period before and after the building, in addition to data surveys of the current context in the city. Among the criteria with available comparative data, IBGE census data and territorial sensing complements in QGIS software were used. On the other hand, for the other analyzed indicators, data from the Infosiga-SP platform on traffic accidents, municipal public transport mapping, and volumetric vehicle counting in the field were used. The analysis of the results revealed increases of over 100% in both the road system and population, as well as an ongoing challenge related to traffic safety, with 42 accidents recorded at the same location over time. These findings helped to identify changes in the study area, reveal correlations between the indicators, and evaluate the mitigation measures taken by local authorities.
